Electrical Safety Compliance – Residential Tenancies Regulations

As of March 2023, the Victorian government implemented new electrical safety rental minimum standards. Take advantage of our electrical safety check to ensure your rental property meets new standards.

March 2023 saw an addition to the act, stating that the electrical safety standard requires rental properties to have a modern style switchboard, with circuit breakers and electrical safety switches installed.

If you’re a rental provider and are unsure about whether your property complies, you should get a licensed electrician to check that your property meets minimum safety standards.

Electrical services regulations require a safety compliance certificate to be issued by an electrician, confirming that any work has been conducted in accordance with relevant safety laws.

Changes in Responsibility for Residential Rental Providers

Electrical Safety Checks

The residential rental provider must ensure that an electrical safety check of all electrical installations, appliances and fittings are conducted every 2 years by a licenced electrician. If this has not been done in the last 2 years, it needs to be done as soon as it is practicable.

The residential rental provider must keep a copy of the current Electrical Safety Check, as well as a record of all electrical work performed on the property.

Smoke Alarm Safety

Smoke alarms must be correctly installed, in working condition and tested every 12 months. If they are not working, the residential rental provider must arrange for the smoke alarm to be replaced as an urgent repair.
